Most boiler warranties, including the long BAXI ones, require an annual service by a Gas Safe registered engineer. Skip a year and the manufacturer can decline a claim. That is the practical reason to book one. The other is that most of the faults we get called out to in January were visible in October.

What we check

Gas pressure and flow rate, combustion readings, the heat exchanger, the seals and the case, the flue and its terminals, safety devices, and the condensate. We clean what needs cleaning and tell you what is starting to wear.

How long it takes

Around forty-five minutes for a straightforward service. Longer if we find something.

  • How much does the average boiler service cost?

    A boiler service in the UK typically costs between £60 and £120. The spread comes down to the boiler type and whether the engineer is taking combustion readings or giving it a visual look-over. Ask what will actually be measured before you book, because those two jobs share a name and not much else.

  • Do you really need to service your boiler every year?

    Yes, if you want the manufacturer warranty to stand. Almost every long warranty requires an annual service by a Gas Safe registered engineer, and one missed year gives the manufacturer grounds to refuse a claim. The other reason is less official: most of the breakdowns we attend in January were already visible in October.

  • How long does a boiler service take?

    Around forty-five minutes for a straightforward service. It runs longer if the boiler feeds a cylinder and motorised valves that also need checking, or if something turns up that wants investigating. Ten minutes and a sticker is not a service.

  • Do they check radiators during a boiler service?

    A service covers the boiler, not every radiator in the house. We check system pressure and how the system is behaving overall, and if the symptoms point at the radiators we will say so. Sorting that out is a separate job, usually a flush or a rebalance, and we will tell you which one you need.

  • How do I know if my boiler needs servicing?

    If it has been twelve months, it needs one. Between services the signs worth acting on are a lazy yellow flame instead of a crisp blue one, banging or kettling from the boiler, pressure that keeps falling, and repeated lockouts. A smell of gas is not a servicing question — turn the gas off at the meter, get everyone out, and ring 0800 111 999.
