How Much Does a Boiler Service Cost in 2026? A Straight Answer for South Wales Homeowners

Some quotes will be lower and some will be higher. The price depends on the boiler type, the engineer, your location, and what is included in the service. A very low price may only cover a quick visual check, while a proper service should include combustion and safety checks as well as an inspection of the boiler.

The typical boiler service cost in South Wales

For a normal gas combi boiler in a home, these are reasonable 2026 guide prices:

  • £70-£100 including VAT for a standard one-off service
  • £100-£150 for a boiler service combined with a landlord gas safety certificate
  • More for oil, LPG, back boilers or unusual systems
  • Extra charges if a repair, replacement part or further investigation is needed

The standard service price normally covers the engineer’s time and the safety checks. It does not usually include repairs or parts.

Ask whether VAT is included when you request a price. Also ask exactly what the engineer will check. “Boiler service” can mean different things depending on who you ring.

For example, checking the outside of the case and putting a service sticker on it is not the same as carrying out combustion checks, inspecting the flue and checking the safety devices.

What is included in a proper boiler service?

A standard service should be a safety and performance check, not just a quick look at the front of the boiler.

The exact process depends on the manufacturer’s instructions and the type of boiler, but we would normally check:

  • Gas pressure and gas flow
  • Combustion readings
  • The burner and heat exchanger
  • Seals, casing and visible signs of damage
  • The flue and its terminals
  • Safety devices and boiler operation
  • Condensate pipework and trap
  • System pressure
  • Signs of leaks, corrosion or poor installation
  • Whether the boiler starts, runs and shuts down correctly

We clean parts where this is needed and appropriate. We also tell you if something is starting to wear or if a separate repair may be needed.

A straightforward service takes around 45 minutes. It can take longer if we find a fault, if the boiler is difficult to access, or if you have a system with a hot water cylinder and motorised valves that also need checking.

You should receive a service record afterwards. Keep this with your boiler paperwork, particularly if the boiler is still covered by a manufacturer’s warranty.

Why does an annual service matter?

There are two practical reasons to service your boiler each year.

The first is safety. A Gas Safe registered engineer can check that the boiler is burning gas correctly and that the products of combustion are being safely removed through the flue.

The second is reliability. Problems are often easier and cheaper to deal with when they are found during a planned service rather than after the boiler stops working in January.

Many boiler manufacturers also require annual servicing for the warranty to remain valid. This is especially important if you have a newer BAXI boiler with a longer warranty. Missing a service can give the manufacturer grounds to refuse a claim, even if the boiler itself is still within the advertised warranty period.

Is a boiler service worth paying for on an older boiler?

Usually, yes, provided the boiler is still safe and working properly.

A service does not guarantee that an old boiler will not break down. It can, however, identify problems before they become a complete failure. It may also help you decide whether to repair the boiler or start planning for a replacement.

The honest answer is that servicing is not always a way to avoid every future repair. Parts wear out, and older boilers can become expensive to keep running. But skipping the service does not make those costs disappear. It means you are more likely to find the problem when you have no heating or hot water.

If a fault is found, we will tell you what it is and what it is likely to cost. If the repair does not make sense for the age and condition of the boiler, we will say that rather than recommending work for the sake of it.

What is not normally included in the service price?

A standard boiler service usually does not include:

  • Replacing faulty parts
  • Repairing leaks
  • Powerflushing the central-heating system
  • Cleaning every radiator
  • Replacing a pump or diverter valve
  • Repairing controls or thermostats
  • Replacing damaged flue components
  • A landlord gas safety certificate, unless this has been agreed as part of the booking

A boiler service covers the boiler. It does not automatically cover every part of the heating system.

If you have cold radiators, repeated pressure loss or dirty system water, the problem may need a separate repair, system clean or heating upgrade. We will explain which job is appropriate. A powerflush is not the answer to every heating problem, and it should not be recommended without a reason.

What does a landlord boiler service cost?

Landlords normally need more than a standard boiler service. They also need an annual gas safety check and certificate, often called a CP12.

As a guide, a combined boiler service and gas safety certificate may cost around £100-£150, depending on the number of appliances and the property.

A CP12 certificate is not the same as a boiler service. The gas safety check records whether the gas appliances and installation meet the required safety standard. A service looks more closely at the condition and operation of the boiler.

If you are a landlord, tell us when you book that you need both. That allows us to allow enough time and provide the correct paperwork.

When is the best time to book?

Autumn is usually the sensible time to arrange a boiler service. You get the boiler checked before the coldest weather, rather than waiting until the first breakdown of winter.

That said, any month is better than leaving it overdue. If your boiler has not been serviced for more than a year, book it when you can.

Try to leave clear access to the boiler and make sure we can reach the controls, flue inspection points and condensate pipework. If the boiler is inside a cupboard, remove anything that blocks access.

You do not normally need to drain the heating system or prepare anything technical. Just tell us about any symptoms you have noticed, such as:

  • Boiler pressure that keeps dropping
  • Strange banging or kettling noises
  • Repeated lockouts
  • The boiler switching off unexpectedly
  • Radiators taking longer to heat
  • A yellow flame instead of a steady blue flame
  • Hot water or heating cutting out

A service may not resolve an existing fault, but the information helps us check the right areas.
