What we see most
Pressure that keeps dropping, which usually means a leak somewhere on the system. Frozen condensate pipes in winter, which is a twenty-minute fix. Failed diverter valves — hot water fine, heating stone cold, or the other way round. Faulty pumps, sticking three-way valves, and thermostats that have quietly stopped talking to the boiler.

We will tell you honestly. A ten-year-old boiler needing a £600 part is usually not worth it; a five-year-old one needing a £90 sensor obviously is. You will get the numbers and the reasoning, not a sales pitch.

How much should a boiler repair cost?
Most common boiler repairs come in between £100 and £400 including the part, and what puts a job at either end is which component failed — a thermocouple or a fan sits low, a heat exchanger or a main circuit board sits well above. You get the figure before we start. If the repair is not worth doing on that boiler, we will tell you that instead.
Is it cheaper to repair or replace a boiler?
Repair is cheaper today; replacement is often cheaper across five years. The test we use is the age of the boiler against the price of the part. A ten-year-old boiler needing a £600 part is usually not worth it; a five-year-old one needing a £90 sensor obviously is.
What is the average lifespan of a boiler?
A modern gas boiler lasts around ten to fifteen years, and the difference between those two ends is mostly how it has been looked after. Annual servicing and a clean system push it toward fifteen. Sludge does the opposite, wearing the pump and clogging the heat exchanger, and boilers on systems that were never flushed rarely get there.
What does boiler lockout mean?
Lockout is the boiler shutting itself down because it has detected a fault it will not run through. Reset it once. If it locks out again, stop resetting and ring someone, because repeatedly forcing a boiler past a genuine fault can turn a cheap repair into an expensive one. Write the fault code off the display before you call.
Will home insurance cover boiler repair?
Standard buildings and contents cover normally does not pay for a boiler breakdown; that is boiler cover or a home emergency add-on, sold separately. What buildings insurance often does cover is the damage a leak causes to floors and ceilings, rather than the part that failed. Read the wording before you assume either way.
