What a new-town house actually needs
Cwmbran was built quickly and to a small number of repeated designs, which is genuinely useful when planning an installation. In the houses that still have their original layout there is a cylinder in the landing airing cupboard and, in the older ones, a tank in the loft. Converting that to a combi hands you back the cupboard and the loft space, and it is usually the right call in a one-bathroom house — but only if the incoming mains flow supports it. We measure the flow rate rather than assuming, because a combi starved of mains water is a permanently disappointing shower.
Where a combi has already been fitted at some point, the swap itself is straightforward. What often needs attention is what is behind it: original pipework and old radiators that were never cleaned when the last boiler went on.
Flue routes and condensate
Repeated house types mean repeated problems. The boiler frequently sits in a kitchen or a landing cupboard some distance from an outside wall and a drain, so both the flue run and the condensate need planning rather than improvising on the day. A condensate pipe taken the long way round the outside of the house is the commonest cause of a boiler locking out in January, and it is entirely avoidable at installation.
Sizing it properly
We size on heat loss and hot water demand. Oversizing is the standard mistake, and it costs you in short-cycling, wear and running costs for as long as you own the boiler.

How much should a new boiler cost in the UK?
It depends on the boiler, the house, and whether the system is changing type at the same time. A like-for-like combi swap is the cheapest thing we do; converting a conventional system to a combi costs more because there is a cylinder and a loft tank to remove and pipework to rework. We quote per house after looking at it, and finance is available.
Is fitting a new boiler a big job?
A straight swap is not — same position, same fuel, same system type, and the house is back on by evening. It becomes a bigger job when the boiler moves, the flue route changes, or a conventional system is converted to a combi. We tell you which of those you are looking at before you commit.
How long does a new boiler take to install?
Most like-for-like replacements are a single day. A conventional-to-combi conversion is usually two, sometimes three if radiators or pipework are being changed at the same time. You will be told which before we start, along with how long the water and heating will actually be off.
What size boiler do I need?
The right size comes from the heat loss of the house and the number of bathrooms, not from what fits the cupboard. An oversized boiler cycles on and off, wears out sooner and costs more to run, which is why fitting the biggest one available is a mistake rather than a safety margin. We work it out for your house before recommending anything.
Do you need access to all the radiators when fitting a new boiler?
Yes, ideally. The system gets flushed and rebalanced as part of the installation, and every radiator needs its valves reached to do that properly. Radiators boxed in behind furniture or fitted units are worth clearing before the day, otherwise the balance is done blind and the far end of the house never gets warm.
